Welcome to the 11th edition of our annual New Home Preview, where we showcase some of the highly anticipated new neighborhoods expected to begin construction across Metro Detroit in 2026.

Inventory remains low across Southeast Michigan, but the forecast for 2026 is positive; whatever ends up happening, we are here to help.

STONEY CREEK CROSSING | OAKLAND TWP

 

WHAT WE KNOW: Located on the north side of Buell Road, just west of Rochester Road, roughly 140 single-family homes will be built across 250 acres, within the acclaimedRochester School District. Prices are expected to start in the $700s,
and we anticipate the neighborhood will begin pre-sales in early 2026.

WHAT WE THINK: Lombardo Homes has an excellent track record in Oakland Township and we anticipate this neighborhood will continue that tradition. Though the homes are expected to be in the 2,500 to 3,000 sqft range, smaller than the neighboring Oakland Hunt development, the $700K price-point will more than offset the difference; particularly when you realize how hard is to find a new neighborhoods in Rochester with Rochester Schools for under $1M.

BONUS: Anyone building on lots 108 through 136 will really appreciate Lombardo’s attention to energy efficiency, since that section of the neighborhood is far enough north that it qualifies for a separate climate designation.

THE TOWNES AT SAINT JOHN'S | PLYMOUTH

 

WHAT WE KNOW: Pulte Homes will bring 72 "Elegant" 3-4 story townhomes to the grounds of the renowned Saint John's Resort, near 5 Mile and Sheldon in Plymouth Township. Located on the northwest corner of the property, views of the golf course will be available. Pre-sales are expected to begin in mid-2026, with prices starting in the upper $500s.

WHAT WE THINK: The Pulte family (no longer officially affiliated with the builder) purchased the resort - recently ranked by US News and World Report as the best resort in the state - back in 2021, and sold this section of the property to the builder. Offering beautiful views of the course, as well as convenient access to Downtown Plymouth and Downtown Northville, we have no doubt these units will sell at a brisk pace.

BONUS: The LIV Golf Invitational returns to Saint John's in 2026 (and potentially for the foreseeable future), and we are told people have opinions about LIV. So buy a unit and voice your support for whichever tour you prefer. Then listen to Jeff complain about both because he hates golf.

CANTER FARMS | WASHINGTON TWP

 

WHAT WE KNOW: Developer the D'Agostini Companies are bringing 55 estate-sized lots to the east side of Mound Road, between 29 Mile and 30 Mile. Several different builders will be involved with the project, which will feature 3,000 sqft minimums on roughly 3/4 acre lots. Prices will vary from builder to builder, but we don't anticipate anything under $1M. Expect sales to begin early in 2026.

WHAT WE THINK: While there will be several notable builders attached to this project, for our money Haus Custom Homes is the way to go. Partnered with the Stewart Real Estate Team, they offer a truly custom experience, and offer a process that involves cutting edge technology, including virtual reality to help with design, selections, walk-throughs, and more.

BONUS: With multiple builders involved, the odds of a diverse architectural landscape increases significantly - which is nice. To be clear, there are still rules and guidelines to be followed, so no, you can't have that rooftop garage you've been dreaming of. But you have our attention.

ALTAIR RIDGE | LAKE ORION

 

WHAT WE KNOW: Located on the west side of Lapeer Road (between Scripps and Waldon), Toll Brothers is bringing their townhome product to Orion Township; Altair Ridge will feature roughly 100 units, spread across 17 buildings. The area around the neighborhood will be wooded, with Bald Mountain State Recreation Area
across the street. Floorplans are expected to include 3 bed/2-3 bath, nearly 2,000 sqft, and 2-car attached garages. Prices are anticipated to start in the mid-$400s.

WHAT WE THINK: Lake Orion and Orion Township can be tricky - the more rural sections to the north can be inconvenient for access to amenities and commuting. However this section places residents in close proximity to I-75, and a vast array of amenities towards the southern end of the township, as well as Auburn Hills,  Rochester Hills, and Great Lakes Crossing. That said, while we expect sales to be steady, this is not typically an area/market where people will be camping out when pre-sales begin - which likely will start in early 2026.

BONUS: While Bald Mountain State Recreation Area doesn't include any
actual
mountains, it does offer a more diverse topography than is typical for Southeast Michigan, as well as a lovely, convenient area to recreate nearby.

WESLEY PARK | TROY

 

WHAT WE KNOW: M/I Homes will be bringing 32 upscale townhomes to the east side of Rochester Road (between Wattles and Long Lake), on a 3.7 acre parcel in
Troy. The units will be spread across 9 buildings, featuring 3 bed/2.5
bath, roughly 1,700 sqft in size, with 2-car garages; prices are
anticipated to start in the mid-$500s. This neighborhood is within the
Troy School District; pre-sales are expected
to begin in the spring of 2026.

WHAT WE THINK: You can build virtually anything in Troy and it will sell, with demand in the city continuously outpacing inventory - both for new homes and
existing homes. That said, with the price of new single family homes in
Troy out of reach for most, we've seen a great deal of success with
condo-townhome products featuring 3-bedroom plans; allowing families to
take advantage of the schools, and the central location, without
investing 7-figures.

BONUS: Situated between the Big Beaver Corridor and Downtown Rochester, this location might be surrounded by the densest concentration of culinary options in the state. So celebrate the money you save by going with a townhome over a house and eat it. Not literally though - like use it to buy the food, then eat the food. Our legal department insisted on the clarity, because experience.
