IT TAKES A VILLAGE

Has the time finally arrived for new construction single-family homes in the City of Detroit?

We think it has.

For decades, we watched Detroit's population decline as hundreds of thousands of people moved to the surrounding suburbs. And as those communities filled up, new ones were built farther and farther from the city.

Meanwhile, neighborhoods in Detroit disappeared. Homes were abandoned and demolished. Amenities thinned out and, in many places, disappeared altogether.

But the land remained.

And as the suburbs continued to build out (or pushed farther than many people wanted to commute), Detroit has increasingly looked like the natural place for re-development to begin.

Fortunately, some of the city's most iconic neighborhoods never disappeared; Boston-Edison, Rosedale, Sherwood Forest, Palmer Woods, Indian Village, and others.

As the re-birth of Downtown Detroit exploded over the past decade, the market for new construction condos in the adjacent mid-town, Brush Park, and Corktown neighborhoods flourished. And historic neighborhoods solidified; gaps were filled in, and then flowed over.

 

NEW SINGLE-FAMILY HOMES FOLLOW AMENITIES INTO EAST VILLAGE

 

That brings us to East Village.

Bordering Indian Village, where amenities have already began to re-establish, and hundreds of vacant lots are potentially available, Greatwater Homes identified East Village as a logical place to test something Detroit hasn't seen much of in recent decades: a neighborhood of new, attainable single-family homes at scale.

We’ve been watching the project from a distance, cautiously optimistic that maybe they had figured out the recipe.

Last month, they invited us on-site for a tour.

And... it certainly seems like they have.

With prices ranging from roughly $330K to the upper $500s, these homes come in below what has increasingly become the entry point for new home construction in much Metro Detroit.

Offering 2-3 bed floor plans, ranging in size from 1,000 sqft to 1,800+ sqft, they’ve established the ideal product for young professionals, new families, and empty nesters looking to downsize - largely fed by the growing workforce downtown.

Surrounding the homes, dining, retail, and entertainment have regained their footing on Kercheval, Cadillac, Agnes, and the surrounding streets. Families in the neighborhood are actively taking advantage of K-8 schools in Indian Village (private) and Pingree Park (DPS).

So as new home prices across Metro Detroit continue to push buyers seeking something under $500K father from the city, more buyers are starting to look in the opposite direction.

Back toward Detroit.

And East Village may just be the place where that next chapter begins.
