Curious to know about new neighborhoods coming soon to Rochester Hills and Rochester MI, as well as those that are currently active? In this post, we update our original entry from 2016/2017, and bring you up to date on what’s happening (or about to happen) for residential new construction in Rochester/Rochester Hills – among our most requested locations in Metro Detroit.

Current + Coming Soon For 2026/2027
As we look to 2026 and beyond, the new home market in Rochester Hills resembles similar in-demand markets across Metro Detroit; low inventory, with high prices. As the availability of the remaining raw, developable land continues to diminish, it’s not hard to understand why the national and regional builders are no longer active; of the larger production builders, only Lombardo Homes remains in the area at the moment. However, there are a handful of local builders either active in the area at the moment, or planning to be. We take a look:
Active Developments
Stoney Creek Crossing - This Lombardo Homes neighborhood in Oakland Township (but within the Rochester School District), is slated to open with a limited lot release on February 7th. Offering ranch and single-family floorplans with prices starting in the mid-$800s, this massive 140-home community will be spread across 250 acres. Like many of Lombardo’s more popular/in-demand neighborhoods, we anticipate monthly limited lot releases, via their first-come-first-served online digital homesite registration system. In most instances, a handful of homesites will be released at a predetermined time, and those who log into the system first will have the best shot at reserving one of the lots.
Three Oaks Builders - Specializing in neuroinclusive neighborhoods (which welcome all buyers), they include homes for neurotypical people and people with intellectual and developmental disabilities (I/DD). Three Oaks currently has two neighborhoods active in Rochester Hills; Walton Oaks and Auburn Oaks. Walton, located on the north side of Walton Blvd. (directly across from Oakland University), will feature 11 single-family ranch homes, priced from the $900s; 3 of the homes have been reserved and customized for I/DD residents. Expect homes in the 2,700+ sqft range, with 3 bed/2 bath and attached garages. Auburn, located on the north side of Auburn Road, just west of Crooks, will feature a more diverse selection of options, that include: single-family ranch plans similar in size to the plans at Walton, along with 2 bed/2 bath, 808-988 sqft townhomes from the $600s, or 2 bed/2bath 876-1,364 sqft condos from the $300s. 20 of the condos have been reserved and customized for I/DD residents. Walton Oaks is within the Rochester School District; Auburn Oaks is within the Avondale School District.
Pine Woods - This neighborhood is now open, with a mix of ranch, split-level, and colonial floorplans from L & R Homes. Starting from the upper $800s, this neighborhood offers brick exteriors, 3-car garages, and a healthy mix of included features, with upgrades available. Located on the south side of Auburn Road (just east of Livernois) most of the 28 lots offer about 72’ of frontage, and 135’-150’ of depth. This neighborhood is within the Avondale School District.

Future Developments
Grandview - Located on the north side of Auburn Road (between Crooks and Livernois), we are hearing that this will be a Pulte development, offering 17 single-family ranch homes, featuring their Abbeyville and Bedrock Cottage plans. Pulte has had tremendous success across Southeast Michigan with these plans, which typically are built on slabs but can be upgraded to have full basements. Timing and pricing has not been determined, but the latter will hopefully be moderated since we don’t believe that this neighborhood will be within the Rochester Schools district.
Cambridge Knoll - Wolverine Building Company is developing 16 single-family homes, spread across a nearly 5 acre parcel on the north side of Avon Road, just east of Rochester Road. Information is limited, other than the homes are likely to be in the 1,900 - 2,000 sqft range, with prices expected (as of January 2025) to be in the mid-$500s; we anticipate those prices will ultimately be higher. This neighborhood is within the Rochester School District.
Camden Crossing: Plans for 25 detached single family residences have been approved by the city, with construction estimated to begin in 2025; As of November 18, 2025, the project was under review by the Rochester Hills Planning Commission, including requests for tree removal permits to clear 66 regulated trees while planting 245 replacements. This neighborhood will be within the Rochester School District.
Commons South - Limited info is available at this time; we know that 12 detached condos are approved to be built, roads are in, and the neighborhood is within the Avondale School District, but little else is known. We will update this neighborhood as we learn more!
Oak Creek - 21 single-family homes have been approved for an 8.5 acre parcel on the east side of Livernois, just south of Auburn Road. Details are limited on price, timing, and product specifics, though colonial plans were approved through the city and the lots are roughly 80’ wide, so we anticipate that homes will be in the +/- 3,000 sqft range.
Artemis Villa - Luxury builder Moceri Companies have begun development of the 38-unit project, that will bring detached condos to the area near Gunn & Adams Road. The custom-designed homes are expected to be priced from $1M and up, with community amenities that will include a pool, clubhouse, spa, bocce ball court, fire pit, and more. Construction is expected to start next summer. This neighborhood is within the Rochester School District.
JBK Homes - Our friends at JBK Homes (the builders/developers of the spectacular Enclaves development), are developing a parcel in the northwest section of the city, near the border with Orion Township. Details remain limited, other than they expect pre-sales to begin at some point in 2026, and that they expect the estate-sized homes to starting around $2M. This neighborhood will be within the Rochester School District.
In addition to the active and projected neighborhoods listed above, limited opportunities remain at existing new home neighborhoods like Oakland Hunt, Vistas of Oakland, Heights of Oakland, and a few others, that are down to their final lots.
There is also the option to build in Downtown Rochester, where there is an endless supply of older homes that can be demolished and replaced with a new home; Vitale Homes, as well as Lombardo (via their On Your Lot division) have built some gorgeous homes downtown. We had a client build there with DiMaria several years ago and we were thuroughly impressed with the finished product.

Current + Coming Soon For 2023/2024
Now that Pulte Homes, Lombardo Homes, and Robertson Brothers Homes have closed out the various neighborhoods they had going over the past 5 years or so, the market for new single-family home neighborhoods and condominium communities is fairly light. Individual lot-builds are still happening at a decent rate, but if you want to be in a new neighborhood, here are your current and coming-soon options:
The Enclaves – 26 single-family homes by JBK Homes, currently under construction on the east side of Rochester Rd., north of Tienken. This neighborhood is just as spectacular as we had imagined (see below), however, you’ll find the price increases have also become spectacular, with most of the homes in the neighborhood now starting in the $1.2M range.
Breckenridge – Featuring 12 “duet condominiums” on the south side of Hamlin, just west of Livernois, these high-end plans will offer 2-3 bedrooms with 2.5-3.5 bathrooms, and 2,490 sqft or 2,543 sqft options, all with 2-car garages and an appealing mix of brick and stone on the exteriors. Expect well-appointed interiors, with prices starting in the $690s. UPDATE FEB 2026: this neighborhood is still open, with limited availability; prices are currently from $689,500.
Saddlebrook Orchards – Currently under construction by DM Homes, this intimate single-family home neighborhood will only offer 10 homesites. While the ranch plan will be just under 2,000 sqft, the colonial plans will range from 2,500 sqft to roughly 3,000 sqft. Pricing currently starts in the low-to-mid $600s, and it’s worth noting this neighborhood is within the Avondale School District.
Villas of Shadow Pines – Located on the north side of South Blvd, just west of Coolidge Hwy, these attached condominiums by Venture Building are currently under construction, with a total of 28 to be built. Offering all-brick exteriors and a single 2,306 sqft floor plan that can be configured to various bedroom and bathroom layouts, prices are being advertised from the $600s. This neighborhood is also within the Avondale School District.
Maple Hill Townhomes – Coming at some point in the near future (limited information is available at the moment), the site has been cleared and construction seems imminent. Featuring 10 “luxury” townhomes (that per the renderings, look much more like semi-detached condos), they’ll be located on an extension to Maple Hill Road, which runs west from Orion Road, north of Tienken Road. Milestone Development is currently listed as the builder and, while pricing isn’t available yet, our guess is they’ll be north of $700K. UPDATE FEB 2026: Allegedly dirt is being moved and construction activity is present on-site, but information is scarce, and nothing has been listed via the MLS yet.

Woodland Park – 48 homes on 23.6 acres by Pulte coming to the south side of Hamlin, west of Livernois
Sanctuary in the Hills East – 14 condos by Macleish coming on the east side of Sanctuary, north of South Boulevard. No ETA or pricing is available at this time.
The Enclaves – single-family homes by JBK Homes, coming to the east side of Rochester Rd., north of Tienken. This is a spectacular parcel that has taken years to develop, carefully preserving the mature trees and rolling landscape. Homes are expected to start in the $800s.
Bloomer Woods – 30 new homes by Lombardo Homes coming to the east side of John R, north of Avon. This cozy neighborhood provides close access to Downtown Rochester and is expected to start in the upper $300s.
Bald Mountain (Orion Township with Rochester Schools) – a massive development with condos, single-family homes, and a community pool & clubhouse by Pulte Homes. The last major parcel within the Rochester School district, Pulte is already projecting that people will be camping out for homesites.
Wystone South (Oakland Township) – 121 new homes in 2 phases on the east side of Rochester Rd., north of Letts. A new section of Lombardo’s already extremely popular Wynstone neighborhood, prices haven’t been determined yet but the upper $300s is likely.
