THE DOWNS; A FIRST LOOK

Last month we reported that pricing had been released at The Downs in Northville; the transformational development on the site of the former Northville Downs race track, adjacent to Downtown Northville.

Now, as they roll out the soft opening, private tours are being made available and we were thrilled to be invited by our good friend and mentor Carol Gitlin, to preview the section being developed by Hunter Pasteur and their partners.

In short, this project is a spectacular achievement in design, execution, and bureaucratic resilience, more than a decade in the making.

Spread over a massive 48-acre parcel, The Downs will include a range of for-sale residential products, apartments, retail, and park/recreation spaces; including the 8-figure restoration/daylighting of the Middle Rouge River, which had been buried under the race track for a hundred years.

With HP leading the development team (and joined by Toll Brothers for additional single-family and condo options), they snagged the best sections of the project, offering incredible views from the high-ground on the downtown side of the property, near Cady Street.

We toured some of the finished Griswold Townhomes, as well as the Cady Street Brownstones, which are currently at the rough mechanical stage, and several Carriage Homes that are nearing completion as well.

While the floorplans are well-designed and representative of the $1M-$2M price range, it's the list of included features that really impresses. This price range may be becoming more common in Metro Detroit, but it's rare to see this level of quality included in the base price.

Kitchens include custom 42" cabinets with 18" glass accent cabinets to the ceiling, a prep pantry with a sink and beverage cooler, under-cabinet and glass cabinet accent lighting, and a full Thermador® appliance package.

Custom closets by California Closets™ are included, as are tankless water heaters, rooftops patios (per plan), and the Brownstones come with a private elevator. Of course, this is all in addition to the copious amounts of quartz, hardwood, luxury tile, and high-end fixtures, etc., you would expect at this price point.

Impressively, estimates have this neighborhood being complete by 2029; which may seem like a long time, but it isn't - especially when you consider sales will likely be complete well before then.
