Vanguard Real Estate Group recently secured approval from the Washington Township Planning Commission, for 56 single-family homes on the north side of 27 Mile, just east of Jewell Road. The homes are expected to range in size from 2,300 sqft to 3,500 sqft, with pricing starting in the upper $800s.
This neighborhood is projected to break ground in mid-2027, so our assumption is pre-sales could begin in late 2027 or early 2028. A builder for the project hasn't been decided on yet, so we can't speak to much about the actual homes/designs, but this is certainly a pretty parcel of land; a portion of the development is bordered by the Yates Drain, and more than 15% of the site is dedicated to open space, which includes wetlands and other natural features.
The Jewell Road corridor remains one of the most active for residential new construction in Southeast Michigan - certainly out-pacing communities that are a similar distance from Detroit. While Livingston County to the west and North Oakland County to the north have slowed (and Monroe to the south never really even got started) when it comes to new housing developments, in this section of Macomb the vibe continues to be BUILD BABY BUILD.
